Dorka Jonas Interiors is a Marbella based interior architectural and design studio specializing in Residential and Commercial Projects. We provide full service of interior design decoration, project and construction management.

Our mission is to create personalized homes that represent the needs and lifestyles of our clients.

Our team undertakes full project management from design to execution, from paperwork to the last detail, ensuring that execution goes according to plan.

We have 20 years of construction experience with excellent materials, interior design and comprehensive construction expertise.

THE PLANNING PROCESS

We start to get to know the project…

01 / PREPARATION

We gather as much information as possible, to understand Your vision and your desired outcome.. We study the property.
We discuss Your overall budget.
If it is a renovation project, we measure up the property as it is, and study the existing conditions.
Setting up DESIGN BRIEF

02 / CONCEPT / PROGRAMMING

We study the possibilities of the property, and due to our Client’s need we offer functional alternatives and interior design solutions. In this design phase, we finalize layout, and interior architectural program.
Based on approved floor plan we start developing a General Concept for the whole property. Presenting possible design directions, material choises, describing the whole project’s aesthetic identity.
Creative phase

03 / DESIGN DEVELOPMENT

Based on approved design brief: This is the stage when we start putting the whole project together: fine tuning functionality, integrate art and beauty.
developing a General Concept for the whole property is the essence of the whole Project. Presenting possible design directions, material choises, describing the whole project’s aesthetic identity, and proposing solutions for all principles described previously.

Preparing Tender (Preliminary) Construction Documentation based on approved „Design Brief”. Floor plans, Elevations, Sections, Construction details, cieling plans, Heating/Cooleng, ingeering, electrical, lighting, carpentery, furniture, kitchen/bathroom plans…etc.)
Finalizing construction documents

06 / FINAL CONSTRUCTION PLANS

After the Tender process, and agreed technical solutions and budget: finalizing all construction plans (Floor plans, Elevations, Sections, Construction details, cieling plans, Heating/Cooleng, ingeering, electrical, lighting, carpentery, furniture, kitchen/bathroom plans…etc.)
finalizing materials, and specifications. Compilation of shopping lists of all materials.

07 / PROJECT MANAGEMENT

Our aim is to manage the works properly, and correctly, due to our client’s interest. Preliminery cost estimates, approximate time schedule. Collection of bills, preparation of contracts, coordination of construction works, time management, negotiation with contractors, procurement of materials, invoicing, payment management, reclamation management.

Bidding constructors, gathering offers, preparing comparraison, and organizing contracts, and nessesary licenses.
Design related site supervision and assistance. Preparation of defects’ lists.

Assisting in material selection: organising „shopping lists”, invoicing, payment management, deliveries, and reclamation management.
Quality control, making sure that the construction is going due to the plans.
Building permits

08 / TECHNICAL DOCUMENTARY MANAGEMENT

Conducting building permits, negotiating with departmental plans.
Community negotiations (obtain all the necessary approvals)
Decoration

09 / INTERIOR DESIGN

Selecting furniture, textile works, decoration items from various shops and providers.
Organising delivery, assembly, handling invoices, contracts and complaints
